Overview

The Village West project is set to start occupancy in December 2025, offering significantly subsidized or reduced rents from market value. This development is designed to make West Vancouver an even more desirable place to live and work. Located just a 5-minute drive from the West Vancouver Police Headquarters and across the street from the largest recreation facility in West Vancouver, Village West is an ideal location for residents and employees alike.

    • Adult Day Centre: 3,000 SF operated by Vancouver Coastal Health within Building A

  • 3BR: $2,885 – $3,382

Rents include domestic hot water but not hydro, cable TV, or internet. Units are individually metered.

Eligibility Criteria

  1. Income Limits:
    • Studio & 1BR: $105,975 cumulative annual gross household income (2024)
    • 2BR & 3BR: $160,968 cumulative annual gross household income (2024)
    • Income limits will increase annually in accordance with BC Housing’s income limits.
  2. No Property Ownership:
    • Applicants must not own an interest in residential real property anywhere in the world and must be living in rental housing or another non-ownership tenure.
  3. Asset Limits:
    • Studio & 1BR: $300,000
    • 2BR & 3BR: $400,000
    • RRSPs, RESPs, and Registered Disability Savings Plans are not included in the total value of assets.
  4. Community Connection:
    • At least one member of the tenant household has resided in West Vancouver for at least 12 months.
    • At least one member of the tenant household is employed in West Vancouver.
    • At least one member of the tenant household is enrolled in a school within the boundaries of the District of West Vancouver.

Application Process

  • Credit Checks: Conducted by Kiwanis for all eligible households.
  • Income Verification: Kiwanis will verify household incomes annually throughout tenancy and require households to declare their assets.
  • Pet Policy: One pet allowed (size restrictions apply).
